    looking for a house HELP'Rs please enter

    looking for a house, using zillow and trulia apps i placed a bid on a HUD home in brookfield and lost which stinks cuz i love the area the home was in. I have looked at about 20 homes so far and liked a few, 2 had accepted offers, 1 had an accepted offer but the relator at the time wanted us to put an offer in as a backup, but told us it was still for sale. I have a new hud certified relator who seems laid back and not as pushy as the one we where talking to before. Id like to stay in newberlin, brrookfield area unless the right deal came along somewhere else. Id like a larger 2bd but mainly a 3 bedroom with a garage the rest of the cosmetic stuff can be replaced. a nice yard is a plus but not a requirement. Cash wise 100K ish give or take and if it was the riight house maybe more.

    If anyone knows where else to look or can point me inthe direction of a nice starter home let me know.

    Anyhome buying advice? Tips?

    100k in brookfield or new berlin is going to be TOUGH. Get a good realtor, thats the most important step. A bad realtor will make you miserable. If you are looking at HUD's and foreclosures, get IN there before everyone else with or without the realtor and if you like it move your ass and make an offer. I got sick of playing the waiting game and started finding my own way in, and thats how I scored the house I did for the money I did. Not completely legal ( or at all ) but chances are you wait you lose. Good luck! Barb Miller w. shorewest is easily the best realtor I've worked with, I weeded through 5-6 or them before finding her.

    ik J we just are trying to stay in waukesha county we have made some offers but nothing yet, I was just wondering if anyone had any advice. BTW, thanks for the heads up pork, I think we found a decent relator

    There is a 2br foreclosure for sale near my house in Muskego. It is right where College Avenue meets Small Road (aka Grange east of Moorland) I think it is listed for under 90k.

    My bad, it is $95,880. Still under 100k though. 2br/1ba 2 car attached garage .9 acre and taxes under $3k

    WOW! That house needs a ton of work. I would run from that one!! I know the house too, pass by it a lot and its garbage. That house needs a TON of work.

    +1 you guys have no vision! Especially if you have been watching housing prices right now in terms of foreclosures and what they actually sell for. Just because it is listed at $95k doesn't mean it will sell for that, might be able to pick it up for $50k or less. A near 1 acre lot in Muskego alone is worth that much.

    Is this a short sale? If the land is worth that much, the house is obvoiusly a complete shit hole. And the bank can advertise whatever price they wish on the home, they don't have to accept an offer. Most short sales take a very long time, with disappointing results. If you want to be at that price point, don't buy that house, unless you have a TON of cash to work on it all the time.

    I found a house on a .5 acre in new berlin the yard is private deep 2.5 car garage with side parking, 3 bedrooms a work room with all the storage needed in the basement its nice, we close thursday, Inspector comes today will still live in an apt for a month or less to fix er up! needless to say I found what I was looking for in the location I wanted to be in. Thanks for all the help guys.

    The thing with hud, shortsale and foreclosed homes is this LOCATION, I bid on one in brookfield that was 100K asking it went for 115 because of where it is. Shortsale homes can take forever to close because as stated above the bank okays the owner to sell it at a lessor price than what is owed so you dick around with that for a while. Normally HUD homes they want owner occupied and have an auction type deal running where they only accept offers for x amount of time. I learned alot in dealing with my realitor.

    Nice... grats. I wish I was in a position to do the same.. I shoulda been that guy that lived with his parents until he was 25 so that I had like $40 grand to put down on a house... I'm struggling to find a house that meets FHA qualifications.

    Thia big ass safe, i have no combo for and the company ws bought by diebold, Its 175 and hr with a 2 hr minimum for a safecracker to come check it out. anyone know how to access this
