Definitely couldn't be happier with my agent this time around (Mark Marzion if anyone cares). Looked at 3 more houses today, and wrote an offer out. Fingers crossed. Its a little more than I wanted to spend, but new roof, mechanicals, windows, great patio, sun room, big basement, and the last tax assessment is 50K over what my offer is at (and I think has a very good chance).

Congrats! Buying a house is pretty exciting. We went through all of that last month with the offer and inspection and all, however we don't close til mid-September because the sellers didn't have a new place picked out...

I'm already past excited part and to the point where I'm annoyed with paperwork. The bank (which I work for) lost my FHA application (got to resign and resend that), and apparently it was too difficult for one person to email the other person the copy of the contract I emailed them... so I lost a day right there. I faxed about 20 pages of crap in to my loan officer yesterday, and 28 more today. I think I'm half way there, still have to collect W2s from my previous employer, and then work on the remaining paperwork that requires the seller/agents signatures, etc. And the best part is, I'm still working off of estimated cash at closing and monthly payment numbers, not the "actual" numbers, which I understand is somewhat normal, but personally I find annoying. At this point everything should be solid enough to give me ACTUAL numbers. Oh well, regardless it will be what it will be.. and I found out my "closing date" is actually a closing deadline... so I may be in in time to throw a housewarming/birthday party.

The woman whos moving out is a widow (husband died a year ago last Friday) and is going to an apartment which I gather is assisted living. Pretty sure they were the original owners, from 1961... definitely a very spry woman for 93 though. lol she was truckin it up and down the stairs no problem.
