    down 65 in oak creek - city lowered and a few other things city wise lowered -- county and mmsd raised it up - figured the two useless incompetent fucking things raised it up.

    We must live in the ritzy part of WestAllica . I've thought about it, we tried refinancing over a year ago and couldn't since the appraised value came in too low. Our assessed value is over 20k more than on the appraisal we paid $400 for and got nothing out of. Of course after about 6-7 requests from Wells Fargo to get a copy of that appraisal we gave up. The appraiser couldn't give us a copy either as Wells Fargo paid for it. Might have to try this again.

    What made you decide to buy a home with all the negative input you have always had regarding WI's shitty housing market? I just can't believe you bought a place and it slipped under the radar. This just doesn't seem possible! I woulda thought there would be daily postings about how this is a rip off and this house sucks and that process is jacked up Lol!!

    It comes down to replacement cost and the prevailing wages for the area. The average house price should be three times the average family income or less. Replacement cost is the home plus the land it is on. In a lot of areas housing is approaching replacement cost. The rest are approaching three times the average wage.

    It was also about timing. Had to time it so you got in before interest rates start climbing. I got in a little early but I still ended up with a 4.85% APR loan.

    If the Democrats get rid of the interest deduction on mortgages you can expect housing prices to take another beating.

    I bought because I found a place that was suitable and affordable. The only reason no one bought it was because the house feels tiny and except for a minor budget update in the 80s and new windows in the last 5 years it is all 1963. I essentially bought the property and got the house for free. And I've burned through a lot of cash (I'm pretty much out of liquid savings) so a lot of other people that would be looking for a fixer-upper aren't going to be able to make a go of it. Honestly, a $60,000 modular could replace my house visually.

    The home loan process is jacked. I can see why we're in this housing crisis and they really haven't fixed anything. They just go through the motions a little better. 10 years ago people knew stuff.

    I spent today arguing with a sewage system. That sucked. Eventually beat it but I had to take a shitter off the flange to do it, and then I found a rusted out cast iron flange. I refinished all of the red oak floors. I've been plenty busy.

    Next week my woodburning insert shows up (Pacific Energy Super) and I'll be putting that in. (Thanks Obama for the 30% off by the way). I have 1500sqft of R30 fiberglass to put up in the attic but that will probably wait until Spring. (Thanks Obama for the 30% off and the Lowes 32.5% off). This weekend I'll probably start making moulding. Not really looking forward to it because I've only got one router table.

    Damn tax rate in Pewaukee went up 10% from $14.50 per thousand to almost $16.00 per thousand.

    My property tax bill didn't change much, but I did just cut a $419 check for "waste water management fee & snow & ice control". Seems like the new game is "user fees". This way the politicians can say they didn't raise your taxes and still take more of your money.
